Package A: Absolute Due Diligence & Property Acquisition

Designed for clients seeking to purchase vacant land, existing residential properties, or commercial space safely.

  • Registry Verification: Conducting comprehensive searches at the relevant Ministry of Lands registries to verify root title authenticity and identify any registered caveats or encumbrances.
  • Physical & Zoning Audits: Coordinating physical land surveys to confirm boundary markers and conducting checks with county planning departments to verify zoning approvals and prevent riparian/road reserve encroachment.
  • Legal Conveyancing Coordination: Partnering with accredited legal firms to oversee the drafting, execution, and registration of the Agreement of Sale and Transfer documents.

4. Fee & Compensation Structure

Our fee options ensure complete transparency. Millennia operates entirely independent of commissions from third-party land sellers or contractors, keeping our allegiance strictly with the client.

Option 1: Fixed Retainer Model

Best suited for Package A (Acquisition) and Package C (Relocation).

  • Property Acquisition Due Diligence: KSh 150,000 to KSh 250,000 fixed fee per parcel (dependent on location complexity and registry jurisdiction). Covers all search fees, surveyor coordination, and legal oversight.
  • Returnee Relocation Package: KSh 200,000 flat fee. Covers full KRA/KEBS vehicle and household item exemption processing, local administrative setup, and initial transition advisory.

Option 2: Project Milestone Percentage Model

Best suited for Package B (Construction & Active Project Management).

  • Fee Rate: 5% to 8% of the total certified construction cost, billed progressively across pre-agreed structural milestones.
  • Payment Trigger Example: Fees are only invoiced upon successful, verified completion of designated phases (e.g., 20% due upon foundation completion, 20% upon superstructure framing, etc.), aligning our payments directly with your project’s physical progress.
